In April, the overall average price of homes in Oakville remained unchanged compared to the previous year, with a 3% decrease in transaction volume compared to the same period last year.

Looking at different categories, the average price of detached houses increased by 5% both year-on-year and month-on-month. Semi-detached houses remained unchanged year-on-year, while townhouses saw a 9% year-on-year decrease in average price but a 2.3% increase month-on-month. The average price of Condo apartments decreased by 3% year-on-year.

In April, the transaction volumes of various types of homes in Oakville showed mixed up-and-downs compared to the previous year.

In March, the overall average price of homes in Oakville decreased by 5% year-on-year, with a corresponding 4% decrease in transaction volume.

When classified by property type, condominiums experienced the largest decline in average price, decreasing by 13%. Following this, detached houses saw a 2% decrease in average price, while semi-detached houses and townhouses each experienced a 1% and 2% increase in average price respectively.

Regarding transaction volume, there was a 10% decrease in the transaction volume of detached houses year-on-year, while condominiums saw a 16% increase in transaction volume compared to the previous year.

In January, the overall average selling price of second-hand homes in Oakville increased by 6% year-on-year, with a corresponding 24% increase in transaction volume.

Breaking it down by category, the average selling price of detached houses rose by 13%, while townhouses saw a 15% increase. Although it shows an 27% decrease in the average price of Condo apartments year-on-year, the fluctuation in price is influenced by the relatively low transaction volume in this category.

Regarding transaction volume, there was a 20% increase in the number of transactions for detached houses and a 45% increase for townhouses in Oakville in January.

In November, the overall average housing price in Oakville increased by 12% year-on-year, while the transaction volume decreased by 12% year-on-year.

One of the factors driving the significant year-on-year increase in Oakville’s second-hand housing prices in November is attributed to Condos. In the Oakville Lakeshore area, four luxury apartments with prices ranging from 2.5 million to 5.5 million were transacted, with sizes ranging from 2000 square feet to 4000 square feet. This directly resulted in an 86% year-on-year surge in the average price for Condos in Oakville in November. Therefore, Oakville Condo prices in November can be considered an outlier data point.

In addition to Condos, the average prices for detached houses and townhouses in Oakville increased by 5% and 8% year-on-year respectively, while the transaction volumes for both experienced slight decreases year-on-year.

In October, the overall average home price in Oakville, as well as the average price for detached houses, experienced a steep month-on-month decline of 10%. Additionally, on a year-on-year basis, both figures dropped by 7% and 4%, respectively.

Apart from detached houses, other housing types such as semi-detached houses and townhouses saw year-on-year increases in average prices by 4% and 9%, respectively. The average price for condos showed a slight year-on-year decrease of 1%.

In terms of transaction volume, condo transactions increased by 15% year-on-year, while the transaction volumes for other housing categories experienced contractions of over 20% year-on-year.
