The resale housing market in Markham showed a lackluster performance in April, with the average price decreasing by 4% year-on-year and the transaction volume shrinking by 13% compared to the same period last year.

In terms of average prices, except for townhouses, which remained unchanged year-on-year, prices for other types of homes experienced a decline of 2% to 4% compared to the previous year.

Regarding transaction volume, detached houses saw a decrease of 18% year-on-year, while semi-detached houses experienced a significant decline of 42%. The transaction volume for Condo apartments also decreased by 13% year-on-year.

In March, the average price of second-hand homes in Markham increased by 2% year-on-year, while the transaction volume remained relatively stable.

Across all property types, there was a moderate increase in average prices ranging from 2% to 3% compared to the same period last year.

In terms of transaction volume, there was a 4% decrease in the transaction volume of detached houses year-on-year, while semi-detached houses saw an increase of 38%. The transaction volume of townhouses remained unchanged, while condominiums experienced a 9% decrease in transaction volume compared to the previous year.

In January, the average selling price of second-hand homes in Markham remained unchanged compared to the same period last year, while the transaction volume increased by 36%.

All categories of homes recorded year-on-year price increases. Specifically, detached houses saw a 7% increase, semi-detached houses increased by 14%, while townhouses and Condo apartments witnessed price rises of 3% and 5% respectively.

Regarding transaction volume, there was a notable increase in the share of Condo apartments and townhouses in the overall transactions. The transaction volumes for Condo apartments and townhouses increased by 84% and 61% respectively compared to the same period previous year.

In November, the real estate market in Markham can be summarized with the word “stable.” The average price for second-hand homes remained unchanged compared to the same period last year, and the transaction volume also maintained stability year-on-year.

Apart from a 5% year-on-year decrease in the average price for Condos, all other types of housing in Markham recorded year-on-year increases in November, ranging from 2% to 6%.

In terms of transaction volume, the volume for townhouses increased by 30% year-on-year. The transaction volumes for other housing types showed varying trends, but the year-on-year changes were not substantial.

In October, the average price of second-hand homes in Markham experienced a modest year-on-year increase of 4%, while the transaction volume showed a slight decrease of 2%.

With the exception of a 1% year-on-year decrease in the average price of detached houses, all other types of homes in Markham recorded year-on-year increases in October. Semi-detached houses and townhouses saw a rise of 5%, while condos increased by 3%.

In terms of transaction volume, apart from a significant 39% year-on-year contraction in townhouses, the transaction volumes for other types of homes showed an expansion compared to the same period last year.
